Administration
- Prepare and issue building
regulations, fire safety records, property rules and policies
- Regular liaison and
communication with owners and, at their direction, with lawyers, accountants,
bankers or contractors
- Close supervision of on-site
staff
- Successful collection of all
rents, charges, recoveries, as well as miscellaneous income and securing of
any arrears
- Responsible for cash management
to ensure maximum return on surplus funds
- Preparation and presentation of
annual operating budgets
- Maintenance of accurate and
detailed records, accounts and documents, which are available to owners and
their auditors upon request
- Verification and payment of all
accounts payable subject to holdbacks where appropriate
- Preparation and presentation of
a monthly reporting package consisting of financial statements and reports
individually tailored to meet the demands of each property
- Regular liaison with tenants
- Maintenance of a trust account
into which all funds for the property are deposited
- Carry out all necessary banking
activities
- Represent interests of owner at
Small Claims Court, etc.
- Attend annual general meeting of
condominium corporations, where applicable
